California Homeowners: Protect Your Property Today
Property fraud is on the rise, and one of the easiest ways to protect yourself is by staying informed when documents are recorded against your property.
Deeds, mortgages, and even notices of default can be filed without your knowledge. The only way to know is through your county’s notification system. The catch is that not every county in California offers the same protection.
Here’s what you need to know:
📍 Los Angeles County
- Electronic Alerts: Yes. Homeowners can register their Assessor ID Number to receive email alerts within ~48 hours of any new filing.

📍 Orange County
- Electronic Alerts: Not available.
- Paper Notices: Automatic courtesy mailers are sent whenever documents are recorded.
📍 Riverside County
- Electronic Alerts: Not available.
- Paper Notices: Courtesy mailers since 2011; foreclosure and loan modification advisories since 2013.
📍 San Bernardino County
- Electronic Alerts: Not available.
- Paper Notices: Fraud Prevention Courtesy Program mails document pages and advisories automatically.
⚖️ What’s Changing in 2027
Starting January 1, 2027, SB 255 will require all California counties to mail notifications within 30 days when deeds, mortgages, or other property documents are recorded. Counties may also offer email alerts, but this will be optional.
✅ Bottom Line
Until SB 255 takes effect, protection varies widely depending on where you live. Do not assume you will automatically be notified by email.
- If you live in Los Angeles County, register today using the link above.
- If you are in Orange, Riverside, or San Bernardino counties, know that you will only receive paper notices.
